1. Expert Guidance on Legislation and Compliance
The rental industry has regulations that can be daunting for landlords to manage independently. According to the survey, 48% of landlords who work with a letting agent do so primarily to receive guidance on legislation and ensure compliance. With 61% of landlords expressing concern over the potential abolition of Section 21, and half of them worried about fines for not making green improvements, it's evident that the complexities of legal compliance are a major stressor. The survey highlighted that 3 in 10 landlords who currently do not use a letting agent would consider doing so if they could guarantee their rental income. Additionally, 1 in 4 landlords mentioned they would enlist the help of an agent if it meant finding higher-quality tenants. A proficient letting agent can streamline the entire letting process, providing peace of mind by securing reliable tenants and stable income.

Managing a tenancy can be time-consuming and stressful, especially for landlords with multiple properties or other commitments. The survey revealed that 63% of landlords use a letting agent to reduce the hassle and stress associated with property management. 34% of landlords appreciate the additional services provided by agents, which make renting easier, while 1 in 4 simply don’t have the time to manage their properties themselves. By handling day-to-day operations and unexpected issues, a letting agent allows landlords to focus on other priorities.
