Geothermal Underfloor Heating System increases Property Value

A picturesque Grade II-listed barn conversion is set to become a hot property with house hunters across Shropshire because of its energy efficient geothermal underfloor heating system.

Estate agent Nock Deighton is inviting offers in the region of £499,950 for the four-bedroom Patch Barn, which is located in Rowton on the outskirts of Telford. Rather than using conventional gas or oil-powered central heating, the spacious property utilises its own innovative 14.3 KW ground source heat pump system to generate warmth.

Ground source heat pumps are amongst the most energy efficient technologies available to heat water and rooms, Tom Skelley, Nock Deighton's Office Manager in Telford, explained. The system uses the actual earth as a heat source. Water is transported through a network of underground pipes, where energy and heat from the soil is absorbed to warm it up, and then transferred back to provide underfloor heating across the property and warm the radiators in the bathroom.

In addition to the innovative underfloor heating system, the converted barn comprises four bedrooms including two en-suite a fully-equipped cinema and media room, a 2.4 acre paddock area, and a large garden complete with its own well-stocked fishing pool.

Research from independent body the Energy Saving Trust reveals that heating a house using a ground source heat pump can help to cut annual energy bills by between £500 and £600 compared to electric-powered systems, while it is also significantly cheaper than oil or gas too.
