PLANNING

The site lies within the jurisdiction of Telford & Wrekin Borough Council. Discussions have taken place with various personnel at the Council over the past 18 months and the principle of residential development is acceptable subject to satisfying the following criteria:

Justification that the site can be removed from the Green Network
Prefer no frontage access for any houses on Rock Road
Public transport facilities to be improved (bus boarder kerbs both sides of road and relocate southbound stop and provide it with shelter)
Affordable housing policy is 38% although may be possible to run viability argument to reduce this.
Education and Public Open Space contributions anticipated

TECHNICAL

Two mine shafts have been identified on site and there is no information on whether these have been treated therefore treatment and capping is anticipated. In addition, mining investigation boreholes have identified four coal seams which are likely to require mine workings treatment.
